That's the estimate to paint my house.

It's not a big house... and the lower half is brick and won't be painted.

Should I be shocked at that cost?

    One word..... Vinyl Siding.
    O.K. that's two words.
    Don't know where you live, but $4000 will side a fairly good size house around here.

    After painting one of the houses we owned (inside and out), I'd gladly pay anyone to paint, even if it was an inflated price!

    Sounds way too high to me.
    I'd consider vinyl siding, and never have to paint it again.
    My uncle has a 2200 sq ft house, lower half is brick on 3 sides, and there is a massive window covering about half of the 1 side that does not have brick. We just sided it for a parts only retail cost of about $1500, and had it done in 4 days of about 5 hours work each day.

    We just paid $12,500 last year to have our house sided. 2500 sq ft colonial with a full brick front.

    I paid $2,200.00 about a year ago. My place is about 3000 square feet, and has lots of trim.
    Also took two coats of both colors, as I was doing a big color change. Pressure washing, and some minor repair work was done, as well as fixing all cracks.
    Benjamin Moore paint as well,.......I would say rip-off, unless the markets are totally different. And yes, it included the paint, and all material.

    Forgot,....that included painting my outbuilding to match the house.
    He had to seal all the cedar trim also.

    Thats why we went with vinyl Siding ... and hire someone to paint the trim ...

    I just built a garage this spring and the vinyl siding was $55 bucks a square at the wholesaler. 16 squares was 880 bucks. Installation not included. Work crew did the install in 1.5 days. Building is 40' long 12' high with gable ends. truss roof. On a 1/2 brick 1/2 vinyl home that would be the equilvilant to an approx. 295' linear long home 4'high ( 1/2 brick 1/2 other ). I am saying you could get a local crew to side it for $800/ 1000 bucks labor. I forgot to mention the soffit was also done with trim coil and vented soffit. The whole bill was 1230 bucks for both.. materials. Cheap cheap cheap. I got alcoa vinyl siding which is pretty damn good. Supplier has a location near you

    They gave dad siding they ordered off the job, Boss said they got way too much, throw it away or take it home.

    Brought home enough to put it on the house, and we did it ourselves, Its really simple. and is straight.

    Socked not at all.

    the price of labor is going up, everyone is passing on the additional cost(s) of living including myself on to the next guy.

    I am looking at a steel job that has about 20-30hrs work of fabrication work in it and $100 dollars worth of my cost (rod,fuel,travel, ect) and will be charging $80 bucks an hr for my time. I am on the low end of the for what I am charging. I own my equipment were as most don't, I am told people are charging minimum 1 hr travel both ways even if its only a 45min round trip.

    If I can I do everything (within reason) myself these days and painting would be one of those things. Suck it up butter cup it's only going to get worse. and if you think it's bad now wait until 2009

    BR- I'm a fat old man with bad knees. No way I can get up on a 15' ladder to paint the upper part of a split level house. Maybe 20 years ago I would have done it myself, not now.

    This was the first estimate. I am still checking around.

    Go to a new subdivision and find some Mexicans that are painting. They will do it on the weekend. I had my house painted (2900 sq/ft)for $1,500.00 Great neat job!

    Paid $3000.00 to have my 1500 sq ft wooden home painted along with a few pieces of rotted wood replaced......
    You guy is on target or close....get a 2nd estimate

    Had ours painted last year. One story, stucco and trim, two colors some stucco patch (minor cracks and chips) two coats $1200.

    theres the fast cheap way... and theres the right way.
    fast cheap way, youll do it agin in 5 to 7 years. the right way...never again for 20 years.
    strip, repair, prep, prime, 1st, 2nd coat, trim out detail, clean up.
    thats cheap.
    my house was quoted 40,000.00.
    can your house be done off one ladder?
    bushes in the way?
    it all ads up.

    trust me, im painting my house as we speak. i know every nook and cranny. i aint doin' it again.

    Get a paintball gun and a big box of paintballs, color of your choice.
    Stand on the ground paint you house and get in some target practice ant the same time.

    I'm not sure where you live. Cost area to area is different. In my area of PA most people side their houses with vinyl. Its easy if you know what your doing. It looks good but there is one thing you have to do. Dont buy the cheap stuff. I know you said that the bottom half is brick so you wont break it with a weedeater but some little jerk throws a rock at your house and you have the cheap stuff its going to break a hole in it. Check out mastic quest siding. Its all we use at work. Its thick and doesnt fade easy. You can see a quality from the road compared to other brands. Also if its cold in your area I would suggest using a product called double bubble or maybe thats what we call it. It is a 1/4 inch insulation you put on the outside of your house. Its not a fiberglass product. Its suppose to be a r-10 alone but we call it double bubble because it doubles the r value already in your walls. Maybe I'm over some people heads here but check it out. You wont be disappointed.

    Bear in mind vinyl siding prices are going up because they are petroleum based products, It is better to side rather than pay someone to paint every so often. Then you wont have to worry about painting, also have your windows wrapped in aluminum if they are wood trimmed (or replaced with aluminum clad windows), if you can. Siding is easy, just make sure you go as straight as you can it can get tricky if you have a crooked soffit line, if your soffit is reasonably straight just measure off of that for your starting point. Look up online how to install J-channel around your windows and doors etc, that isn't hard either. Most importantly though be sure to invest in a decent quality siding, thick and sturdy is better than flimsy and thing (the crap siding will buckle and warp which will be seen miles away), and be sure not to nail it too tight, vinyl expands (don't get darker colors).

    right, and whatever you save in using plastic siding is lost when you spend gas money to power the pressure washer and 20 gallons of bleech to clean it EVERY year.[xx(]

    $1700 sounds reasonable. Especially if you like the siding, but just want to spruce it up.

    Before you give the go ahead on the job.

    Ask the painter what brand and type of paint they will be using if it is included in the price.

    One brand to avoid at all cost is Behr sold at Home Depot. It does not offer a good consistency from one can to the next. One you will need a puddy knife to apply it and the next will run off faster than it can be paint on. I would not use it to paint a dog house with.


    If you live where the temps can get miserable during the Summer months.

    HY-TECH ceramic insulating paints and additives are very good investment that creates an radiant barrier. It reflects 90% of solar infrared rays and 85% of ultra violet-rays.

    I would recommend it highly on a newly built house.

    My house was painted right before I bought it. The "painter" they hired was obviously the lowest bidder. He slapped putty over rotted wood, and didn't clean much before painting. Two years later, the paint is already starting to fall apart.

    He charged about $3000. I imagine they were quoted about $4000-$4500 for a job done right. It's your money, Saxon, but ask yourself how often the lowest bidder usually delivers the best service.

    Vinyl does require cleaning periodicly, but then so does my all brick house, just not as often and it doesn't look as bad when it is dirty. Painting is 90% preperation. This is what takes time and money if you pay someone.

    I had a $4000.00 estimate 3 years ago from a former student of mine. I got three more bids. The last guy I argued with, and he took $700.00 if I bought the paint. It took two of them about 5 1/2 hours to do the job.
