What does first class home construction cost in your area?

(This AM a Lyndale Cedar Homes rep said they charge $162/sq ft.)! This does not include well, septic, etc.

Starting at $200.00 per ft. for the builders I work for in Birmingham.

Where I am you can buy a pre-existing home for 1/3 the price of building.

120-130 sqft for a basic house. 200 sqft will get you pretty close to top end. Local builders are starting to have some good deals.

Lumber seems to be down around here. I just built a 12x16 storage bld. out of 2x4s and OSB. 2x4s about $2.32; OSB-$4.64. Colored metal roofing $2.00/running foot, 3' coverage.
I haven't put the vinyl siding on to match the house, but I have less that $2000 in it so far.
Nails and screws, now that's another story.
Concrete out of the truck is $114/yd.
    12-2 NM wire over $104/250ft.
I believe I could frame up a 24x40 bungalow for less than $20,000 in material.

I worked on some high end condos on the lake that were around $300-350/s.f.

Most high end residental around here is between $175 & $210. Your average house is around $120-130/s.f.

I also worked on a 10,000+ s.f. home 4 years ago that is just as nice, if not nicer than the photos above that was around $225-250/s.f.

I was just talking to my insurance agent about this today. I raised my insurance when the property values soared & I was thinking now about lowering it as property values have really tanked.
He said it costs more to rebuild a house than the sales prices are & I should figure on a cost of about $175/sq.ft in this area to rebuild a totaled house. My annual insurance bill including all the other items they cover is $277 & to drop it back would save about $30/yr. I have till July 22nd to think about it but I will probably just keep it like it is.
