Little Mad at my tenants. Rant.

Went down to my tenant house to get my quad out of the garage to go 4 wheelin with friends tomorrow and what do I find??? A mustang race car and a old busted up blazer. WTH. I knock on the door and asked her who told you that you could use my garage for a car storage center???She said, I thought it would be okay since you let me keep the lawn mower in there. Neither car runs and the blazer has the motor out of it. F*&%^ Great. It is amazing how fast they came out of the garage with a chain wrapped around the axles. They are both now sitting out in the street. I guess the cops will have them towed tomorrow . I am nice, but don't take advantage of me either, I get pissed when you do that. I have been nothing but nice and even cut them two months free rent when she got cancer. Donna said it is time to stop being nice. Rant over . Oakie

    I don't understand how someone can own things like that and not be able to pay their bills. If it were me....I would sell every belonging I could before I asked for any extra time to come up with the rent. Non running cars....since they aren't able to pay their bills you KNOW they aren't going to be able to pay to fix them. I don't know her situation, but she seems like she has a lot of problems. You were sweet to help her when you did, but that doesn't mean she should start taking advantage of you.

    Just out of curiosity, did you ask them about there history? Were they family heirlooms, family history, or an investment to pay the bills?

    I agree that they should have asked first though.

    All sorts of degrees to that one. From small spot on the skin they take out in the doctor's office to "gut you like a fish and radiate yer * 'till you glow in the dark".

    But yeah, they should have asked nicely.

    Some relations of mine, he and his wife their income is all from rentals. Hard as they try every once in a while someone that checked out alright turns into a disaster for them. Seemingly nice people turn a nice property into disgusting squalor and druggie trash. Takes bringing in the law to clear them out. Some fight back in the courts, try to stay there living in their filth without paying rent for months.

    Wouldn't ever want to be a landlord. Did it once myself, didn't like it and nearly went bust.

    Being a "nice" landlord will get you nowhere but SCREWED. Give people an inch, and they'll take a mile.

    Business is business. Period. If you don't understand that, you shouldn't be a landlord, because you WILL get screwed!

    Sucks that people are like that, but that is how it is these days.

    She had breast cancer and had a double mastectomy. I agree with everyone, if you can afford a race car, you can afford the rent. Priorities first. They are boyfriend/girlfriend. Been together 8 years and have seven kids from two marriages. Only three live with them, the rest are adults. She called me about 15 minutes ago to apologies and said her boyfriend and his buddies took the cars to a friends house. I just try to be nice but your right, I forgot my own advice, business is business. I am just a sucker for people when they are down and out and get taken advantage of. It is just the way I was raised by my parents to try and do the right thing. I have a hard time being nasty when I should be. It is just not my character trait. You guys are right. Oakie

    No. I have two 8x12 sheds for them to use. They packed them with their junk. I also bought them a new riding mower, and since it won't fit in with all their junk, I let them use part of the garage for it. I had never and I mean NEVER planned on getting into renting houses, It's just that with the market being so bad at the time, I didn't want the houses sitting empty, while I could have someone else pay the bills[;)] Being a land lord sucks in my opinion. It's fun when they pay you on time and keep the house clean and the yard nice, then there is all the problems which I am sure some of the people on here can attest to.

    Rented several homes for almost 20 years and never had a BIG problem. Couple of gals lost their jobs and needed out of lease. They found a new QUALIFIED TENANT he moved in they moved out and their lease money was returned.

    GET A GOOD TENANT, signed lease AND VERIFY IT, first and last months rent and if problems,, fix them. VERIFY means "credit check" ,phone call to verify employment and reference verification.

    Had one tenant for 13 years, never missed a payment. The place looked like new when she left.

    I rent out two houses, one in Washington, and one in Nebraska. For 14 and 8 years each, now. I've never had an issue. Key is to SCREEN the tenants and be VERY specific in the lease.

    I have two rentals with garages that do not go with the rentals. Tenants do not have a key for the garages. I use them for storage. Did let one guy store his lawn mower in the garage and never had a problem until the end. Had some junk I had to dispose of. Not a big deal as he had been a great tenant other wise. Being a landlord is not for the feint of heart. In the process of evicting one now. Supposed to be out by the 31st but I am not holding my breath. The legal eviction process is ongoing and he will be gone one way or the other.

    I run into this all the time as code enforcement officer. A car will be sitting in a yard, been there so long the tires have sunk into the ground and the axles are sitting on dirt. When you send them notice to remove it they get all hot and tell you they are "working" or "restoring" it, despite the fact they have not touched it in 5-10 years.
