Anybody have FLOOD insurance?

Actually, my agent told me it is sewer backup insurance. Yup, that's what I wish I had since instead of going up to Michigan's Upper Penninsula this weekend I have spent the last 4 days cleaning my basement. We had a big rain storm and my basement filled up with water, again. Second time in 3 years.

THE GUNS GOT WET!! That is what makes me really mad. To top it off, my mortgage company failed to pay my insurance company so I have no homeowner's insurance now.

Argh!! Anybody want to buy a house in South East Michigan?

If the morgage company has been escrowing the money to pay the insurance (the insurance money is included in the morgage payment), I'd contact a laywer ASAP.

We have flood insurance, but it has a $5000 cap, and if if its due to rain and your sump pump fails or you loose power (to run the pump) your just S.O.L. ... it only good if a water main breaks, hotwater heater bursts ect ect ect

I believe that "flood insurance" backed by good ole uncle sammy, is purchased by people in flood plain areas. It covers damage from "rising waters", not from busted pipes, leaky hot water heaters, or from juvenile delinquents that break into your house and cut a kingsize waterbed, although all will cause flooding. CHECK WITH YOUR INSURANCE AGENT, AND THEN CALL THE COMPANY THAT IS COVERING IT AND ASK, THEN ASK AGAIN. Then read that jiberish that call a policy.
