well just got our 2015 valuation notices....homes and dryland farmland up by +8.2-9.4% irrigated up+15.6%...grain prices dropped way off and the idiot legislator from Leawood (urban) wants to increase farmground taxes by +400-500%.....only good news is the lake place stayed the same...somebody has to support the illegals(kansas is a sanctuary state) freeloaders and politicians

    Take some documentation of recent sales of comparable land and grain sales to the tax office and ask for a re-evaluation.

    That used to work to get taxes reduced sometimes.

    don't feel bad OR get me started. here in greenville sc they value your property at 30% more than you can get for it so they can tax more.

    THEN if they want to take it for imminent domain its worth less than its actual value.

    funny how that works, ain't it?

    several years ago a local politician's brother bought up a lot of farm land for a good price
    and a year later a plan to build a new high school in that area came up and lo and behold they decided on the very land the guys brother bought the previous year.

    boy was he "lucky"[:o)]



    also by raising the assessed value they have raised your taxes w/o actually raising them
    "officially". dam, just dam.

    many years ago a pipeline wanted to condemn across me instead of paying the original RW owner what he wanted since he planted xmas trees all over his...agent told me how great a deal i was getting and i told him to pizz up a rope and we went to court.. (couldn't stop condemn) i picked two appraisers (friends, land agent and farm owner like me) and they picked a third...i went home with 4.8 times the original offer...but lost right to do anything other than plant surface crops on that RW forever
