Hello all, I am in the process of a Possible Move from up-state NY
into the city due to a job change and am looking at buying a 1 family House down there. The price for a small detached house on a 80x60foot
Lot NEEDING LOTS OF WORK in a Nice area starts at $375,000[:0].I can honestly say the home prices are out of control in NYC and Folks are lined up to buy them,What are Home prices in your neck of the woods?
How does a working family Buy one at these prices, I went over the figures with the woman and if i wanted to buy a 400K house with 100K
down my mortgage would be reaching near 3K a month! I think we will just Have to stay up-state, as it looks to us only rich folks can Buy a small house down there[xx(] or am i missing something Guys?

Come on down to Georgia. 'Stickbuilt' good homes are available for about $140.000.00. Three BR, 2 full bath, fireplace, vaulted ceiling in the living room, on a ONE ACRE lot!

And the weather ain't so bad most of the time too!

Average apartment here in Manhatten sold for $900,000 in 2003. [:0]

I would recommend commuting from an outlying suburb like Rochester![:D][;)]

I bought my current house 9 years ago for $135,000. It's a 1650 sq.ft. rambler, 2 bath, 3 bedrooms, fireplace, 2-car garage on a 3/4-acre lot in the golf & country club area (not on the fairway) about 60 miles north of Seattle. It's appraised today at $190,000. I'm in an area of split-level homes going for $200K - $350K. The same homes in the Seattle area would be anywhere from 2x to 4x the price.

I bought my current house in March 2001. There were a lot of delays in the construction & by the time I moved in in July of 02 the house had gone up in price by over 30%. (Some of the houses fell through & that's what the last buyers paid.)
Luckily my price was locked in & I didn't sell the house I had until shortly before we moved. Many of the people had believed the much earlier move-in dates we had been given & had sold their houses & had to rent & store furniture for almost a year.
Prices here have continued to roar away at that rate or more since.
It's totally out of control & I believe we are in for a nasty fall when interest rates begin to rise.
People don't care what the price is, all they care about is the monthly payment. When the interest rates rise the monthly payment increase will devastate the housing market. The other factor that will hurt will be that when prices do start to fall the frenzy to buy will end. Pop goes the bubble.

NW Oregon - my place - 3200 Sq ft, 5 bedrooms 3 full baths 11 acres 8 stall horse barn with tack room and hay storage and a couple of not-so-good outbuildings is worth around $300K. We are in the foothills of the Coast Range - bear, elk, cougar, salmon and trout within 10 minutes. Tax is $1200 per year.

Commute to Salem is 25 minutes. Beaverton about an hour and Portland about 1 1/4 hours. 20 minutes from th Pacific Ocean beaches.

    No jobs, lots of rain.

I'd sell ya our house here in OKC, ~2.5 acres, 1200 square foot house with 12x16 shed and 18x26 horse shed and a creek about a block away. It's and older house (that could use some work but liveable as is) for $45k. It's in the city, but you'd never think so looking at our back yard.

The median price where i'm at is 500,000. Mine worth a little more then the average. Housing costs in San Diego are outragous. Glad I bought when I did.

Average house around here is 1600-1800 sq ft and goes for 100 -120 thousand. Land outside of town goes for 6000/acre. If you get into Pinehust just put a bunch of zeros on the end. The average is skewed by the fact that you have many 20-30 thousand dollar mobile homes and many 400-500 thousand dollar country club homes.

My son just got a job in NYC and lives in the "Village".
He bought a condo that has 383 Square Feet in it.
    Cost: $245,000

I've appraised houses here in southern maryland with bathrooms bigger than his condo!

I have a carport larger than that ! 383... My property for sale is my old house in a small town. Land around Columbia is 10K an acre up. Homes are more expensive. Typical example is rent. Rent in old area for a mobile home is 200-250 for a newer unit. Here it is 450-550 for a singlewide. location , location , location..

Where I live in south Orange County, CA you are probably looking at around $200 per square foot with a premium charged for a stand alone house with a yard rather than a town home (which I prefer-- I hate yard work). For all of the horror stories I keep hearing about the awful economy there appear to be no lack of home buyers at these prices and most new developements are sold out before they are even built!

It is amazing how different the prices are depending on the region.
My brother recently moved to Pennsylvania from Wisconsin. He had a very nice house on 5 acres. He figured on not spending more than $150,000 on a home in PA, near the MD, DE border. No chance. He upped it to 200,000- no chance. He finally went up to $250,000 and barely squeaked in. He got a nice house, but not what he expected. He obviously had no idea what the real estate was in the area, I finally asked him what he got for the house in Wisconsin-I was shocked- $130,000. I almost fell out of my chair. If his house in Wisconsin was located here in the Philly Suburbs, he would easily fetch$400,000. We sold our 2 bedroom condo for $170,000-and he sells a 4 bedroom house, 2 baths, basement, big garage, on four acres bordering federal lands for $130,000.

The real estate prices in this area north/northeast of Williamsport have virtually doubled in the past two years due to the stock market and investors putting their money in land, etc. Makes it hard for the little guy to find something affordable when the prices are so over inflated.

Houses range from $100,000 to several million in Oakland County, Michigan. In my neighborhood the homes average about $350,000, slightly more for the lakefront homes, my house at 3800 sq ft is slightly below average.

The good news is that I'm over 50 miles from the ghetto of Detroit (which is a bad commute but I breathe clean air).

The closer you get to the city the lower the price of homes. Once you get into the city you can get huge, old homes with 2 fireplaces, wood bannisters, and original hardwood floors for $100,000 or less. Of course, you won't want to go outside at night...

Three years ago I moved to Reno, NV from the CA republic... Immediately, I noticed that houses were inexpensiive here. Just selling in at a little over $100K, I ignored it. Well, six months later the cheapest new house I could find was at $135K so I decided to buy. At the time, my 1800sf home was $145....and now my neighbors are selling at$225+. Not bad for a first investment, considering Im only 25 when I bought it. I still have to thank the hoards of californians moving in and raising the prices of homes here...a few more years and well be at the 300 mark!

BTW, Lake Tahoe is about 1.25hrs away, 5mins to the nearest casino and fifteen to downtown where the big ones are, there is a community golf course 2blocks away from me, we have camping in the summer and skiing in the winter.
and hoarhouses just outside of the city limits[;)],

Oh, yeah...nv is a right to carry state and class 3 is available to almost anyone who wants to pay the fees.

best of all...theres thousands of acres of BLM land to go to!!!!

The Village is in Manhatten, My job would be in Brooklyn and i was looking on Staten Island which is like kind of like a Suburb
of the City.....Very quiet and one of the safest places to live in the city IMO and a good half hour drive to brooklyn not during rush hour Of course[xx(]. But The home prices you guys are shooting me is flipping me out,At this point the only thing we could afford is an apartment and that is not going to happen. Most likely going to refuse the transfer and stick with what we have.

The wife and I bought our home at a time when quite a few people were moving from our area. As a result, the homes that were put up for sale often sold for less than what they were worth. The house we bought, was originally listed at $89,500. It's a two story, three bedroom, two bath, two car garage, with a full basement, on a corner lot. And, being within walking distance of most any place I would need to go in town makes it really nice.
By the time everything was done, I talked the previous owner down to $75,900. I also was able to get her to make some repairs that needed done, and pay all the closing costs plus other fees.

My grandfather once told me,"It's not what a man possesses that determines the importance and quality of his life, but rather what possesses the man.

I was in Southern CA last week and listening to a radio station in SD (KOGO). There was a report from the local board of realtors that said the median price of a home in Orange County was $500k, as MC stated above, and it was $450+ in SD County. BUT, even at those prices there is only a two month supply of housing in that market. Ordinarily, there is a 9 month supply. Ergo, the developers will keep on throwing houses together anywhere there is available land, and, at least for the moment, those units will sell before they are completed. I've been hearing the warnings about the end of the housing boom for quite a while but it just keeps cranking. Defies economic logic in a way.

Manhattan is a completely different situation. I work in retail real estate and store space that might go for $50.00 a square foot at your local mall can easily go for ten times that in Manhattan. Like the man said about land, "They ain't makin' any more of it."
