Free housing and they are screwing up

Simple repairs and the guy is not doing them. Gave him the parts to do a simple light switch replacement last thurs. Still isn't done and I just got off the phone and told him if it isn't done today to start packing. I just came out and told him I don't want excuses I want results. Reckon I will tell him the new ad goes out the next time for someone else.

    Guy asked me the other day when the disability folks call to tell them he doesn't work. WTH, I ain't telling them that but I am telling them he is able to work. If he will screw them out of money I am on his list also. Someone else will soon be living there helping me out.

    If you make a tenant do potentially dangerous work such as electrical work and he isn't a licensed electrician, and the tenant gets electrocuted while doing it, you are in deep crap legally.

    Makes me wonder about all those free homes ABC has given away in their extreme home makeover show. I wanna see the follow ups!

    They did a house in San Bernardino about 7 years ago. Withen a year the yard was dead or dying. The house was repo'd two years later. The place sat empty for 3 years and the last time I saw it is was totally trashed.

    Yep, you might want to reconsider the repair option. As a land lord you are still liable for "correct" repairs.

    Select-fire, it's unclear to me whether you're talking about a repairman you hired not doing the job you hired him to do or whether you are talking about a tenant.

    If the latter, I'd think that would be your responsibility to keep the lights (water, heat, doors, windows, etc) working correctly. No evidence it was willful damage, rather, just normal wear and tear so I'd call that a landlord responsibility unless the tenant volunteered to do the minor repairs himself.

    I did rent the home to him. He pays rent and invoices me for repairs each month for the homes he repairs. He is on a W-9 self contractor and will get a 1099 from me.

    There comes a time as a tenant that you need to take responsibility for where you live.
    If the tenant has a problem let the landlord know about it and if you are able to fix it yourself let him know that also, if not then the landlord needs to deal with it, in this case it sounds to me like the tenant wants to pick and choose.
