Buyer assumes responsibility for the month-to-month tenancy in the upstairs apartment. Occupant has never paid, and no security deposit is being held, but there is a lease in place. (Yes, it does not make sense, please don't bother asking.)

    Well if the upstairs tenant leased the place but has not paid a penny in rent and hasn't gave a deposit of any kind, do you think there'll be much left of the apartment upstairs?

    Also "the roof has active leaks"? I wonder if when the owner came to collect the first months rent, if the tenant didn't blow a hole in the roof with a shotgun. And said if he came around again to collect rent he'd blow his head of. That Would explain why nobody has bothered to collect rent

    States month to month tenancy. Easy peasy... That Tenant would get a 30 day notice to vacate. If they choose not to move..an eviction. No pay rent..perfect..non payments are automatic evictions. The realtor will disclose if another agreement is in place for non payment or a life tenant out an estate or something. Something very fishy. Buyer beware.

    Sounds like Crazy Grandma left Crazy nephew Wilbur the right to live in the upstairs rent free. Then current owner bought it on the courthouse steps in '97 for $52k and Crazy Wilbur wont kick the bucket....

    That is around 12 mile from my home. Locals are saying it is a mentally ill son that is violent out of the estate. Lived there all along.
