Ready to construct. All wood and trusses on site. 27 x 40 x 12 tall. Shingle roof and vinyl sided to match home. Email me if interested.

    Probaby.. I am ticked.. Builder was suppose to start on it last weds. I went and got the nails for the nailgun weds morning as soon as lowes opened. Builder was suppose to start at 8. He didn't show. I call at 11 and ask his wife where he was. His Dads truck broke down and he was getting it towed. I call back at 3. He returns the call and says the engine quit and he would start the job Monday. I called him Sunday night and he said he would be over at 10 am. Guess what he didn't show. I called last night and he was in bed at 7.30 or at least that is what his wife said. Pretty bad when a licensed contractor won't show up especially since he said he was " dead in the water " for 2 weeks with no work.

    That's par for the course around here. Contacted a local contractor to build us a front porch roof. He came and took measurements, got details, and said he'd "call us next week with an estimate"...that was 7-8yrs ago.[:0] Most other business' around here are the same.[B)]

    Why are you buying his nails for his nailer? Is this guy a real contractor? Home owner providing materials, such as nails, seems odd to me.

    Just jabbing ya select. More often than not trying to get work done reminds me of the show the money pit, where everything is two weeks. Reality makes it two years. Dave

    All kidding aside, I will call our homebuilder to see if any Mexicans are available should I not find a carpenter soon.

    sad to say, but the mexicans will be the ones to show up and get it done. esp if they get paid under the table. throw in a six pack and it will be done sooner.

    From best guestimates everyone is saying it will take around 50 hours of labor with 3 guys doing it. What is a good fair amount of money to pay to have it constructed complete. Vinyl sided with shingle roof to match the home.

    I figured it at 45-50 hours with three guys too. Soffits and facia cover would add some extra time. I would figure $75 per hour for three guys and equipment. Garage doors are not in the estimate, I usually figure two hours per door, standard installation, three for a tall one.

    One estimate was $8500. I ask the guy if I looked stupid. He left.

    I am subbing the garage door out 10x10 rough opening. Material is 13 sillplates 10' long. Nailing up 120 or so 2x6's for the walls. 40 some sheets of plywood for the roof and 60 some sheets for the walls. Shingling the roof and siding. Trusses are premade.

    The problem is your geographic location I've done some work in bumfook and I know that its difficult to get electrity, unless there's a storm brewing and even then even budweiser is considered imported beer,



    sorry but I checked your profile and couldn't resist pulling you chain, which by the way is the only way to flush the bathtub er; sorry I meant to say toilet anyway as I pun my way out........
    goodluck, and get another builder, if you have a local handyman he can do the job will be a little slower but willing to work for the amount of money your willing to spend.

    Your excused my wife is from Ohio.[:)] Bumfook has electricity and a generator should it go out. NO electric power to the building will be included in the estimate. I do have yankee beer available.

    CAE can land your transport plane since you will need ladders / tools and maybe scaffaling ( sp ).

    YEAH... That's the MAJOR prob.That scaffolding don't fit in a suit-case too well

    Didn't someone else just get screwed-around on a job.. I seem to remem. it being some "stairs/steps" I think it was Elk wasn't it? Must happen alot more than we think.. .I feel bad for'ya SF.

    If a contractor doesn't show up, I'd look for one that night. I rather have the ones that doesn't show up, than the ones that show up and work like snails. At least the ones that don't show you can have one the next day if your lucky. The slowers contractors you have to kick their azzes off the site, before you can hire a new one. Sometimes that takes days.
    Good Contractors are hard to find and when you do find one better have enough to keep him busy. Good contractors don't like to sit idol. It's money loss to them.
    I would also check up on them alot, to make sure they are building it the way you want it. Offer them a cold drink and shoot the crap with them. I think they do better if they like you.
    Contractors can vary greatly in price, but sometimes you get what you pay for.
    I would guess you barn should run you around 3 to 4.5K without the floor.


    How many 'vettes do you have now? btw

    I was building a log cabin for my mother. I did the walls, subfloor, finished floor, cabinets, and wiring, but I don't do plumbing.
    I hired a plumber, he said he would start on Monday.
    He came out on time on Monday, with his helper, looked the job over and wrote up a materials list. He said he had to go to lunch and would be back.
    He didn't come back Monday. He also didn't show Tues. or Wed.
    I called him Thursday, he said yes, he would be back, but he hadn't said when.
    I just hate to get lied to.
    I gave him the Donald Trump: "You're fired!"
    Hired another plumber the next day, he showed up on time, and he did good work.

    My mom was upset when I fired the first guy, but as I told her, You have to get rid of the bad contractor, to leave room for the good contractor that you want to hire.

    Floor is in. Anchor bolts are ready for the sill plates. I have all the material except vinyl siding. I only need labor. Might just hit a Mexican hangout tonight and ask around who wants to work?

    Contracted labor around here would be about $5,250. Direct labor around $4,000. Siding adds to the price because it's a second exterior finish.

    Should be able to beat the price there.

    Had a good day speaking to contractors from Atlanta to Charlotte. Building has slowed down in those areas and contractors are searching for work. I had one bid from Charlotte that was high, one from Atlanta, guy had an attitude, one bid from Aiken, SC ( the guy was hungry ) two from Columbia where I live. First Columbia bidder was a large contractor and he was the highest of them all. Last bidder from Columbia starts in the morning . Bids were from $8400 to $2500. What a range of ignorance in the building scene. Some just didn't care if they got the job or not. Some didn't like my terms. I will pay in full when job passes inspection. How hard would it be to get a contractor to come back once payed if it didn't pass inspection ? I ended up with a $2800 contractor. Figuring 50 hours to complete the job with 3 workers that comes out to $56 bucks an hour turnkey without the garage door.

    At 2800.00 you got a good deal after I actually looked at the numbers I was figuring at about 3500/ 4000 depending on all the little x-tra B/S that goes into a bldg. I just finished a 28x32 out the door minus flooring and cabinets for $6900 no garage doors but a bathroom and a man door included

    trusses $1060
    Materials$3500
    Labor $2800

    total $10360 plus vinyl siding material and garage door.

    Should be just a tad under 13K when done. Pole barn this size was 15.5. I will take a stick build building anyday over a metal pole barn.
