Performance, especially for games, is all about the performance of the graphics adaptor, not the CPU.
I have an 8086 we could test that theory on [;)]
you need a processor and m board that can tie the whole thing together. you need a graphics adaptor that can handle tomorrows needs. you need a power supply that can handle the demand without burning itself or anything else out. you need a cooling solution that can handle the heat. your drives need to be up to speed. your cabling needs to be of sufficient rating to handle the throughput.
you drop the ball on any of that and you have a pile of parts that wont do what you want it to do.
