Landlord Blues--Update

The tenants moved out.
My fiancee went to the courthouse two weeks ago and filed eviction papers.
The tenant was talking all this shi$$ about how she was going to get a lawyer and fight it. Had the fiancee worried. I told her, She is bluffing.
The tenant got served the papers on Thursday and moved the furniture out on Saturday.
The bottom line, we got $3800 in rent.
We had to pay $200 in lawyer fees, plus $61 to file eviction notice.
The tenant moved out and did no damage to the house.
In two months of "inhabiting" the house, no one ever really moved in. There was never any food in the house, never any clothes in the closets or sheets on the bed.

    What was reason for eviction on the papers? Did she show up in court? Why did you spend the $$$ on a lawyer?

    The reason for the eviction was non payment of rent. In Georgia, if you are more than 5 days late with the rent, it is grounds for eviction.
    My fiancee wrote up the eviction papers to say that if the tenant vacated the property, the eviction proceeding would be dropped.
    My fiancee was consulting with an attorney, because it was kind of complicated. Such as, the day my fiancee went to file papers, the tenant called up and announced she was ready to pay the rent.
    Also, she was running a limo service from the house, which also violated the lease.
    Also, the tenant had sworn she would fight it in court. Our "landlord book" recommends that if it does go to court, you should get a lawyer so my fiancee was lining the lawyer up.
