In another post you were praising Bama. LOts of different type of game,good bass and catfishing beautiful women,lost of pine trees, and "cheap land" I weant to know what you you consider cheap????? I have seen ground from 150.00 an acre to over 1,000,000.00 an acre. if your definition of cheap is near mine and ther is some accesibl backwoods property available i would be very interested. let us know what cheap is, please.

    The high priced land down here is Bay front property it tends to run around $750,000 an acre.Mostly all the land here that is high priced is on some type of main waterway like,Mobile Bay,Dauphin Island,Gulf Shores s very high for waterfront.My grandfather left me 55 acres and I bought another 45 from the owner behind me and I payed $185.00 per acre which I think is cheap for good land.It all depends where you want to be.I like the woods and some marsh and lakes this land is cheap if you want beach or water fron it can get very pricey.Dauphin Island is coming down alot and Fairhope and Daphne land is dropping but not much.If you want wooded land ot toward a rural setting with game and easy access to fishing right now in Wilmer Alabama you can get land from $75.00 per acre on through to around $200.00 per acre with a lake or stream on the land.My land s out a little past Creola Alabama and it has nice game and the addition didnt cost me much at all.Anyhere in Southern Alabama you get land you will have game,freshwater fishing and be within 30-45 minutes of a great beach and great saltwater fishing.If you are eally interested I can take a ook or send you a land buy guide book I have several and they are put out every week.

    Soundguy there is some land about 15 miles up the road from mine on 43 that is available it is right before Mcintosh,Al they have 1,000 acres available for 4 $125.00 PER ACRE.It is good land.There is land out the other way for $75.00 an acre with fast acces to Big Creek Lake which has very good fishing.If you are interested in serene(Spelling?) backwoods settings then look into the and out by me between Creola and Mcintosh.It has good Deer and very plentiful Hogs.I dont recall the number off memory but I will be going back to my land within the next couple days and will get it for you.Sometimes these old timers who own land here will cut you a bulk deal if you buy enough and are a good guy.I know of some land up near Thomasville for sale for $115.00 an acre but that is a good ways up there but it is connected to a hunting camp so the game is very attainable.For wooded land if you get the exact same price as me you can get a 45 acre plot for under $10,000.00 and that is alot of land to be in your name.I could maybe cut you a few acres of mine but it wouldnt be much.I can try to talk to some of the folks around me too see if they are interested but land is hard to get from private ownership I had to pay the guy I bought my 45 acres from more than 3 times what he paid but I wanted 100 acres in one stretch.You can still get good plots for not much money.E-Mail me and I will get you the information.The mst important 3 things a man should own is a house,atleast one gun,and LAND.Another good thing about land up here and their Hog content is there is no limit or seaso for Hogs and you can shoot and eat them all year long.You can save alot of money on meat that way.

    There is plenty of them.From Rat Snakes on up to Cotton Mouths and rattlesnakes.Most are harmless other than a bite but the ones that are harmful are bitter and nasty.Dont ever go backwoods without some kind of snake gun .410 or better.I am looking to get some land in Alaska Aglore what kind of prices am I looking at there?I have never been there in the flesh but from what I have seen it is one of the most beautiful places I have ever looked into.

    Buy land up here, ya gotta be kidding. Only about 1% of the state of Alaska is privately owned. The rest is owned by Native Corporations, the state or the Federal Govt. If you did find any land to buy up here, especially any amount of acerage it would cost you $5,000 per acre or more. Have seen some very nice remote parcels in good moose, caribou and bear country sell for $400,000 or more for less than 20 acres.

    As far as roads and power most are within 5 miles of good roads and some have eletrical connections within range but some you have to run your own.I ran electrical and water from 2 miles from mine.Had to pay for the water bt the electrical I did myself and cost me $200.00 for the supplies.

    I will get as many books and classifieds out to you both A.S.A.P I will scan throgh a couple for some deals and mak the pages before I send them soetimes they can be tricky to fid.45 acres wont be a problem at all and it wont cost more than $10,000.00 for the whole plot.It will run abit higher for property with a lake or stream but it will still be very reasonable.Most land here is accesible by 2 wheel drive until it rains and some roads would require 4 wheel drive but thats some not all.I take my RX-7 up my land all the time.One thing is sometimes you have to cut you a small trail to meet up with the road for instant access to your chosen camp spot unles you just want to hump it on in there.You should receive them within a week or so.

    Alright fellas I sent you both a full book and a few pages I selected with the best deals just to save on some shipping I sent them regular U.S. mail.I included one for each of you for a place called Deer Park it is it bit high at $2,000.00 an acre but is a good investment and you have to buy the whole 40 acre plot but you coud rent it out for camp in certain seasons and make your money back in no time.Deer Park has Deer,Boar,Turkey,Quail,Dove,Coyotes,Groundhogs,Raccoons,Squirrels,Rabbits even Black Bear and an occaional Cougar you can not have better huntig then in Deer Park anywhere in the country becauase it has everything escpecially Deer it didnt get the name Deer Park for nothing very big Bucks and Racks 10-12 points is the norm sat 250-350 pounds and the hogs get even heavier.It also has a spring fed lake on the 40 acre plot.It is some of the best land to hunt we have here.When you come down to take a look at some give me a holler.I reccomend the 40 ascre Deer Park plot I wish I had the money right now it would be mine.

    thank you but 40 acres at 2000 is 80,000.00 a little steep for me. i was into more the 10,00.00 area. 125.00 X40=5000.00 how about 250.00 an acre=10000.00 ? thank you anyway and i will certainly look over the material when it arrives. i retire sept 1 so maybe just take adrive down there and see what we can find. thanks again!!!     The seperate pages I selected have the $125.00-$200.00 an acre deals.There are a few more scattered in the book so look close they can be missed easily.I sent the one about Deer Park because I didnt know if you could swing that much or not I know I cant no matter how much I wish I could.The book has land and some hunting camp property and rentals through it and it is 95pages so you should find what you are looking for.They have 35 acres right on the border of Mississippi for $225.00 an acre its on the same page as the one with Deer Park in it.Good Luck and hope to see ya here in The Heart of Dixie.
