I found 40 acres there for $1300. What's that area like??? I would seriously consider relocating if there's plenty of work in the area. There's even a stream on the property. Thanks for any iput!

i dont know about work but i personally believe northern nevada is the secret gem of america. very few people, open land, cheap land, wildlife, good hunting and fishing, good skiing, and usually only about 2-4 hours from Reno and only a few hours from good spots in Idaho or Utah. i say buy the land

Grandparents lived there for a couple of years. I don't know about work, they were both working the the schools. One of the times I visited there, we got about 4" of snow. They lived about 15 minutes outside of the town. It was beautiful, but hot. 1st time I ever saw slot machines in a grocery store.

It is, the high desert. Rather miserable and cold in the winter.

People are friendly, very laid back.

In the last few years, Elko has had a rebounding economy.

Personally, I would not live there, because of the winters (I am from North Central Montana...I KNOW what winter is - and it can be worse in Elko than what I have experienced).

Very good hunting and skiing. Have not fished in that area, but there is one huge lake that I am aware of. Not too far from Reno as mentioned.

Check with the BLM people to make sure your NOT buying a claim. You can not live on a unregistered claim.

I bought 2 1/2 acres in Spring Creek about 1 1/2 years ago. Spring Creek is about 10 min. from Elko with a beautiful mountain view. Check-out springcreeknv.com (or net). It is mainly a residental area that has a pistol range, golf, lake & marina, rifle range, and a private campground. I hope to start a log home soon. I've been out to visit 3 times now.

Check out the weather on your home page. I've been watching it for 2 years now. 85 during the day all this week. 95, but no humidity in the summer. Winters are windy but warmer than Indy. Daytime temps during the winter usually are above freezing. One problem, because I am use to a big garden, is the short growing season. It is chilly there at night most of the year.

Water is a big problem (duh)! I have city water. After talking to locals I have found out some interesting stuff. 1/3 of NV was under water at one time. 3 lakes remain from then. Water is actually available most places from modest depth wells. Unfortunately the water is so hot that submerged pumps are damaged.

If you get out there keep in touch.

Bureau of Land Managment. Have no idea about "unregistered claims". If unregistered, how would there be record of it. <puzzled>

BLM= Bureau of Land Management. It's a federal agency. A claim would be land that someone had a claim on for mining or grazing. They don't own it, but have rights to use it. They don't have a deed to it, therefor can't legally sell the land. They can sell the claim however. Make sure you're not just buying rights to a claim.

Sorry didn't see the word unregistered. I don't know what an unregistered claim is either.

This land is between Oasis and West Wendover...a little closer to West Wendover, off of Interstate 80. Do you know what the terrain is like there? Is the area wooded? I can see from the plat that there is a stream on the property and it's close to Pilot Creek. Any more info would be great. Thanks!

I read on line that it was the fastest growing state in the country. I was specifically interested in the building industry in the area. I'm a custom builder. I'd also like to open a gun shop there as well, if I were to move there.

When I lived in N. Calif. i would drive to Saltt lake a couple times every winter to go skiing. I'd follow I80 throught nevada to Salt lake right through Elko. Wendover is out in the middle of nowhere thats for sure The exits are about 50 miles apart. the land is high desert, extremely cold in the winter, pretty hot and dry in the summer. I once ran out of gas at a place called Battle Mountain, I walked twenty miles before someone stopped to give me a ride another 20 miles to the nearest gas station.

There is some great trout fishing on the Indian reservations in southern Idaho on the nev border.

The mining claims that persons can live on permanently are called "Patented" claims and are all but impossible to obtain in the U.S. nowadays.

Elko is close to commercial gold mining areas, and Carlin, NV., just up the road, is a mining town.

    ECC,

You would be just across the mountains from me. I'm 25 min. from I-80. I have only driven from Vegas and Reno so I can't help with the land in your area. I plan on going out again the end of June but will probably fly to Vegas again.

One thing I didn't mention was electricity. Phone lines are no longer a problem. At $1300. for 40 acres there has to be some downside. Do you really need that much land? If not look some more expensive but more comfortable land. Talk to the seller about these factors. Is this place on GB or E-Bay? I looked at an E-Bay ad for a place in central NV. It was on a lake (one of the 3 I mentioned). It looked good on E-Bay but was a dump. I had picked out about 4-5 areas I was interested in. I flew to Reno and drove about 1200 miles in 5 days to look at them. Boy was Avis pi**ed!

If your response from the seller sounds good I would say for $1300. I would buy it. Taxes (another question to ask him) will be about $50./yr. I know you are a long way from there but a flight to Salt Lake to go see it would be best.

There is a chance that when I am in Elko I could drive over and take a few pics for you. If my wife want to go (I doubt it) that wouldn't work.

    E-mail me anytime.

I lived there for about 12 years and my wife still has a bunch of family there. In the late 80's early 90's it was the fastest growing city in the U.S. mostly because of the mining. I personally don't like Elko. The winters are cold and the wind is bad and it's pretty dry. It has a fairly drastic wheather extremes hot/cold. One nice thing about the desert is when it's hot it usually cools off pretty nicely at night. You seem to be caught in between the old residents and the fluctuating people moving in and out for the mines. It is politically a nightmare with some really interesting yahoos' in the city & county government. If you head out towards the Ruby mountains there are some fantastic views and the town of Lamoille is a tiny jewel (I was married there)at the foot of the montains. If you like desert country (which I do) you can find a fair amount of area to roam around in. West Wendover is about 2 hours from Elko and fairly desolate out there but again I think there is lots of room to roam. The building in Elko was crazy for a few years but now I know of several fairly new houses that are setting vacant with no buyers. Wells is a dingy little town but has a different atmosphere as it is a ranching community. It's a little closer to the Oasis area. There are some great places to see and get away. Wide open blue sky and high mountain lakes in the Rubies. Hope this helps.

how far is that from fallon?
just a note...if it was such a great place, it would have looked like L.A. by now. but if you like seclusion, youll be at home. not me....desert quiet makes my ears ring, and reminds me of SAR/survival training.

This is actually someone who did not pay their taxes...I'd be buying the land for their back taxes. I had no idea that the counties were so big. As for the lot size...the only reason I would buy it is b/c of it's size. Thanks again.

[8D]Up untill about March of this year I was negotiating for 40 acres ($35K) N.W. of Winnemucca-But all those PREZONED areas around Hiwy I 80 are subject, yearly, to property tax increases (FOR NEW OWNERS)and a friend of mine has his increased EVERY year (N.E. of Sparks)They didn't have a proposition 13 like we did in Calif. and NV is slowly needing More money because of gaming losses due to INDIAN CASSINOS. Whatever you do be sure and get the straight dope from an established agent--[^][^]--JIMBO

ECC- Check this out: go to this link: http://earth.google.com/

Sign up for google earth free, and view sattilite images of the area you are looking at. They are not live feed images but they are usually pretty accurate. I hope it helps out a little. I always enjoyed my visits to Northern Nevada, but I'm afraid the cold there is a little much for my joints (knees, elbows, wrists) and I couldn't live there. I think my brothers and I are going to buy some land in Tennessee or in the Carolinas' somewhere in the next couple years. And between the three of us we're hoping to get around a hundred acres just to have.
