Be thankful it's not VA--which, to me, is the FHA on steroids for the seller.

Five days before closing, had a VA loan appraiser tell me a home needed painting--and it didn't; couldn't get the VA to respond to questions as to how such a determination was made.

Seller ended up using whitewash and made the VA appraiser happy. Wasted time and money--and didn't do the buyer a darn bit of good.

In most cases purchasing a new home is one of the most frustrating of life's adventures. Someone along the line (lender, seller, escrow company, ect.) is always dragging their feet, another stack of papers needs to be signed and of course everyone has their hands in your pockets with their fees. Hold steady because it will all eventually come to an end.

We relocated three times in the first four years of our marriage. For the last closing nervous was the last thing we felt. We were selling and having a good time. They give us the papers, we recogise the form and just sign it. We seen all the basic forms before. It was fun to watch the other guy be nervous and have it all explained.

We found it interesting that the other guy was getting married in two weeks, but his fiance was no where and her name was on nothing. The guy's mom was at closing. [?] I thought the marriage was doomed.

THe guy's father was at the house during the closing. He was watching Allied move OUR stuff out of the house. COncerned we were going to take something or have some friend trash the house during closing. I don't know what. Allied was taking everything that wasn't nailed down, including the trash.

Our last home was sold and took 6 months to close. Buyer had an out of state finance company. Scheduled 7 closings to cancel all of them. The agreement had numerous extentions and we finally let it expire and keep the earnest money. That made the buyer more determined to purchase it. So I made them put more earnest money down. They came thru on the 8th closing. Buyer had extremely bad credit.. but still got it bought .

My case was an extreme nightmare and really rare. Come to find out at the final close the buyers elderly Mother.. bought the house. This is no misprint.. there cannot be any discrimination on a purchase of a house. Age does not matter as long as the person qualifies to purchase. Mother was 82 and will never live the 30 year mortgage out. So they put insurance on the home to pay it off IF she dies within the 30 year term.
