New tenant. NO pets but

She showed up on moving day today with a little dog. The contracts specifically say NO PETS, but this little dog stole our hearts. My wife and I just looked at each other and said OK. Guess were just suckers. It doesnt shed and has no teeth. The dog is 10 years old. We never allow pets but since she is going through a rough divorce and child custody battle, we were taken in.We just made her sign a peice of paper that if the dog distroys the carpet, She has to pay for it. She gave us a three thousand dollar security deposit so that will more then cover it. Nice lady and I know she will be a good tenant............I Hope.[:D]I think Iam getting soft.

    Any renter should take pets on a case by case basis. There are plenty of good dogs out there that are great family members. Once someone has a good dog, they understand.

    You let her have her dog. Good for you and you wife. Ya did right.

    You did good, I wish more people did it like that. We've turned away no telling how many dogs this year because we don't have the room. Quite a number of them were the people were moving but the new place doesnt take pets.

    As others have said, there are planty of good dogs.

    My mothers is 15 years old, and has never gone to the bathroom in the house to this day.

    Oops, one time he did, but it was my fault.
    I was staying over there when she was in the hospital and I got over late. He had held it for almost 12 hours, and finally had to let go.

    He had gone on the tile, right by the door to the garage trying to get outside. No big deal.

    The only problem I see here is not the dog itself, or whether or not it may destroy something. The big problem I see is that if she knew that no pets are allowed, and she still sign the lease, she lied to you. She should have been up front and forth right about it from the start. Had she done that, and asked if you would at least meet her dog before making up your mind, then...... I myself have a hard time with people that lie for any reason... Hope she pays, I don't think I'd trust her to keep her end, she already broke the lease, why wouldn't she do it for money too. Of course this is JMO, and I hope I'm wrong. Good luck to you

    My GF has 2 of the big Chihuahua(sp) dogs.Male and a female.Their both "fixed and are brother and sister,They have been together since birth.They are not shedders and are perfectly house trained.Their well past the "chewing" stage and just the sight of them and their antics makes anyone that sees them laugh,or at least smile.U can't help but love them at first sight.
    I still foresee trouble trying to rent an apt. with them..[:(]

    Good for you. I wish my landlord were so agreeable. I have a cat that is fixed and declawed but it had to be left with my parents because the landlord wouldn't budge.

    I was up front about our cats with a place I wanted to buy. Got me no where. Seller did not even have the decency to call me and let me know they would be renting or selling to another.

    Question, If you are buying the place, why would it make a difference if you had pets or not? If I'm selling you a house, I dont give a rats butt about what you are going to do with it, unless I was finaceing it for you

    that was my first thought too.
    years ago i rented out a house when i was transferred to the west coast (Army). no pets.
    a year later i planned to sell the house and flew out to meet with the realtor.
    the tenants had 3 dogs and at least 6 cats. the whole house smelledl like cat piss. had to replace all the carpet in the house, after using BIN sealant to all of the sub floor!
    never again!!

    A 3000 dollar security deposit? Here in Florida its usually first/last and security which is one months rent...what the hell do you charge for rent?


    Anyone or rather any idiot that puts up that for a security deposit, is usually saying there will be damage, a lot of damage...

    The people are the problem. Not the pets. I take pets on a case by case basis and charge an additional deposit depending on the tennant and the pet. Got in the habit of insisting on meeting the pet before commiting if there is any doubt in my mind. I have been replacing all the carpet in my places with low end laminate flooring. A lot harder for pets and tennants to damage it and easier to clean when they leave. Sounds like it will be ok.

    This is the beginning of a long slippery slope.
    Just a guess but the deposit was in cash. Just a stab in the dark...

    I live in a place that has a no pet rule but several folks have "companion" pets and two have service dogs. According to federal laws they are allowed now. I haven't researched it but the HOA is looking into it. I like animals so I am keeping quiet.

    I rented a house to two guys and one of them had a little Pug. Very well behaved and no problem at all. Then his low life loser girl friend moved in with 2 cats, and 2 pitbulls since it was "alright to have pets". They moved out as soon as I could get them out. NEVER again will I budge on no pets. Not even a gold fish!
    If you want pets, buy a house.
