I signed a purchase agreement to buy 100 acres of hardwood for $25,000 dollars this morning. It will take the lawyers a little while to do there thing then we can get the deal done. It is landlocked with no right of way,But I hold a 10 year hunting lease to one of the properties next to it. I had a group of guys that were looking to lease some hunting land so we will sighn a 10 year lease at $5,000 each and we will share both properties. It is ok with the owner of the land I already lease.

What state? You may want to look in to foresty programs that can offset your property taxes and generate yourself revenue aswell.

In vermont. The land has a lot of maple trees so I can lease them to one of the other neighbors to cover taxes.

Only problem with that is,U will have people tromping all through your hunting territory..
I would look at doing some selective logging to open parts of it up and leave other "sanctuary" areas where NO ONE ever goes. You'll hold more deer on the place, especially if the neighbors atr tromping all through their woods..[;)]

Were it me, I would be wheeling and dealing to BUY a right of way from one of the neighbors.

ALOT can happen in as little as a year. Pays to cover your bases.

I've got a brother that's an Accountant in Burlington. His wife's father owns a good sized Dairy Farm & Maple Sugaring place in the far north of Vermont.
