REAL ESTATE AGENTS ARE SHADY AS

used car sales men. Been thinking about buying one of my daughters a house and when I tell them not over $150.000 they keep calling and saying, "I have this little cape cod you can steal for %220.000" And lie like hell. Was told the well was only two years old and checked with health department and the Damn thing was almost ten years old. Guess they take one look at me and think they have a senile old man and can do or say anything and I won't catch on.

    Yep, I dont lik them either. Bought my property without them. Just me the sellers and our lawyers. They dont do anyhting for you, other than show you a list of houses, and then get what....8 or 10% of the selling price? Yet you still have to pay a lawyer etc.....leaches is all they are.

    With the internet age here, I see them being replaced by the homeowners themselves...and it has already started.

    What really makes me laugh is the commercials that realtors have out right now....something like "homeowner ship is under attack....realtors protect home ownership..."....yea right!

    Like any saleperson that relies on commissions, they (realtors) will do and say anything to close the deal. Most people don't realize that its just as easy to sell your home yourself and save that 6-8% commission that they get just for listing and showing your home! We have a few realtors here in Sheridan that are just downright crooks!

    The realtor "works" for the seller, so he/she is trying to get the highest price for the property, while trying to make a sale; just as a used car salesman/woman is trying to sell a car for the highest price, while trying to make a sale. So is this recent enlightenment?

    Had one once that wouldn't listen. We rented instead of buying.

    We told her nothing south of the river. She shows us 4 on the south side and the last one was on the north side, like we were going to love the only house she shows on the north side.

    You're right, I dont know what they steal...err I mean make off the deals....never used one, never will. Will never buy property listed with one. I know back when I started looking to buy, I dealt with them, and it gave me the creeps......bunch of low lifes.....asked to see a house....they only wanted to show me one that cost twice has much....ETC. I found a Homeowner who wanted to avoid them, just like me[8D].

    yep..we did that parade once on the west side of table rock lake...old bat realtor showed us every crap piece of property she couldn't sell(give) to anyone ..a wasted day...

    We have some of the good and some of the bad around here. We just sold our house last spring and bougth this new one. They were very good and honest with everything. Although they should have been. I have known them my whole life. We listed ours with them and bought one that they had listed so it worked great. We have some here though that just tell you what you want to hear.

    Sold & bought our last two homes without one. On the sale the buyer's used one, and the Salesman wanted me to pay his fee. I told him I didn't hire him the buyers did, and that I wouldn't pay closing or the buyers points either.

    The salesmen is supposed to be working for the seller, but they are actually working for whatever deal nets them the best gain.[xx(]

    Bought and sold property since 1968...had to do most of the work myself,finally quit fooling with them.If they work for you they lie,if they list for me they lie...Never found any company I was satisfied with..so,I took a course in Real Estate and learned how to buy and sell my own properties....I do have some commercial listed with a friend of mine...Commercial brokers are some what different...

    Mumma and I have only bought 4 homes in 39yrs.
    We've only stumbled on one real estate
    agency that is honest,helpful,ethical
    and committed to do their best for you.
    "Parade Properties" in Deerfield Nh.
    But,in our short run of buying homes
    we have run across some real azzholes
    including LAWYERS,BUYERS(one particular in
    Las Vegas) and other agents.
    It's a shame.

    Going to be the opposition here- some may be a crooked as a beagle's hing leg- but have had some good ones.

    WHO the realtor works for depends on who hired them. Buyer's agent or seller's agent?

    We were moving from CO to VA- called realtor I had worked with before. I had one day to look at houses. Gave him our wish list. On the day, he had 10 houses lined up, mapped out, and had researched them. We started early, looked at houses, talked over offerings, he advised ones to pass on, ones that were good deal, price to offer, etc.

    He accompanied inspector to the house we chose, negotiated with seller's agent on work to be done, etc- and got seller to pay for a 1 yr warranty (older home).

    I feel that he earned his pay. The fee was 6%, paid by seller. THEIR agent got half, mine got half. Actually, his COMPANY got half- some of which pays for licenses, MLS access, etc.

    YOUR mileage may vary. Have had other realtors that could not seem to listen. That's why they get a short contract, and get fired. When we sold our first house, our realtor coached us on getting a house ready to show. Was on the market 10 days when we got an offer higher than we expected.

    Bought the first house in 1979. I have owned 6 since then and never used an agent. Payed cash for all but this last one I bought a few months ago. Such a good deal I couldn't turn it down but had to finance only 64K.

    Good luck with your searching. Watch those agents. They are like lawyers, lie about everything.[:D]

    I don't need them. I sold my first home on my own with zero problems. When a buyer showed up, got a non refundable deposit and told them to let me know when they had their financing in order. Next time I saw them was at the closing.

    We bought two without having to use one.

    But, we used one to sell our last place and he made me about 15,000 over what I would have sold it for.

    If you do real estate without an agent; you get to sue yourself for anything that screws up.
    The realtor with the listing only gets 1.5-3%, the selling agent gets around 3%, and the guy with the Broker's license gets about 6% unless he splits with the listing agent.
    If there's an undisclosed issue after the sale, like a 36" gas pipe under most of the house, or there was a sinkhole that got filled in before the house was built, etc.; YOU are the one that has to live with it if you didn't use a realtor.
    Besides, you get to wander through other folks' homes, look under their beds, in their closets, maybe in their medicine cabinets, and tour as many as you like with a realtor.

    In every corner of the country these days, it's a buyer's market. If you don't like the realtor you're dealing with, get another one. And never, never, never buy a house from the same realtor who's representing the seller. You should have one representing your interests.

    I hear the argument about buying/selling without a realtor. From what I see, you end up paying more. I would never consider looking at a "for sale by owner" house. Real estate transactions are very complicated, and mistakes are expensive. Save the urge to DYI for when you upgrade the kitchen.

    You have a bad real estate agent. Because of legal reasons tell him/her that you are terminating business. Keep in mind that any properties shown by him to you may give rights to collect a commission later. Find a new agent.

    You can find a good realtor if you look.

    Have sold two homes without one. Never bought without one, though. I'd buy FSBO, but most owners have no idea what their home is worth, IME. A good realtor/seller will have comps to look at.

    Thats what lawyers and title insurance are for. Even with a realtor, you still pay for title insurance......and the Lawyer is cheaper. You dont pay more by doing it yourself....you pay less, and the owner you are buying it from keeps more(no commision to pay)....win-win---WITHOUT the realtor

    +1 All the realtor does is unlock the door and let you look around then they drag their feet when you make an offer (and they get paid 6% of the selling price to do it). I prefer to buy from the owner himself and we can negotiate the price on site. With one quick phone call to my lawyer, all of the title work is taken care of within a couple of days.

    Dont get me wrong, I know realtors are just trying to make a living like the rest of us, and I wouldnt mind if they make a buck or two, but for what they make, for all they do....well, it just aint worth it.

    Add to that....I wanted to see propertys in the 100k to 140k range....Im a blue collar guy and thats all I could afford, and told them that, so what do they do.....show me nothing but 200k to 280k...and told me I could easily get a loan for that much. I looked at the numbers and told them they were nuts, I could get the loan, but no way could I make the payments without starveing, but still they pressured. I told them firmly...NO 200k crap...and then what do they do? ignore me, dont return calls, or, hand me a folder with two houses in it and walk away, and leave me sit in a room for 45 minutes till they return.....screw'em! I bought when the bubble was in the upswing, and they were conning everyone into homes they couldnt afford....not me. I put the word out with friends and family that I was looking, and of all people, my father finds me a homeowner who hated realtors has much as me. Worked out real nice.
