Not one court appearance or eviction needed. Folks paid rent on time. Turned repairs over to a repair person who will also keep properties mowed next yr. More fishing and hunting for us.

You are very lucky.
Have some friends with rentals and with COVID some tenants stopped pay starting in April. Also the state had a moratorium on evictions until 10/15 so you could not evict them for non-payment until 10/15.
I thought you were going to divest yourself of the rentals. Guess when everything is going good that income stream would be hard to give up. Hope it keeps going that smoothly. Bob
That was the plan. I did sell a few. Those that didn't sell when the covid came along folks were offering 50% on the dollar. I figured why give up the residual income. Get someone to do repairs and leave it ride. I do have another house sold after the first of the yr. Now I will sit back when the economy collapses and see what I can buy for 25cent on the dollar. Fair play. Banks only deal on foreclose sales in cash no financing.
