Bought a Lake House

2 bed 2 bath 1000sqf 1 acre backing up to the Corps of Engineers land - short downhill walk to the lake. Planning a little remodel - paint, wood flooring, and kitchen.
Will enjoy it this year then list it on Airbnb next year. It's about 15 minutes from my current house. Will also use it for a guest house.

My brother bought a lake house about 2 years ago before real estate prices went through the roof. He had no intent on selling but got an offer for twice what he had in it and sold it for cash.
Beautiful! Plus it is underground. Warm in winter, cool in summer. What kind of heat does it have/
All electric - it has a sunroom where I could see putting in a wood burning stove but probably wont for liability reasons. Some inside pics. It's dated but we plan to freshen it up.
Had an inspection done and passed the inspection on to the seller who fixed all the HVAC issues.
It comes furnished but we will probably have an garage / estate sale and get rid of a lot of things. This slider is technically the front door. I plan to replace it with either french doors or an entry way door. Plus paint or cover that wall.

It comes with the ability to lease a boat slip with lift at the Marina in town. I went and talked to the Marina owner and he confirmed it's a valid deal. Normally there is a 10 year wait for a lease. Since the the slip has a lift, he agreed to letting me / the seller cut in line.
My original plan was to build a Barndominium in my back field but when this came on the market, I jumped on it. Still need a barn though.

You are right about that wood stove drobs. I love my Norwegian wood stove and it gets quite a workout.
However, you do not want a wood stove in a rental. No way.

It wouldn't surprise me at all if the seller on this place didn't double his $. Stuff around here is selling like hotcakes. We previously put an offer on a house (on 115 acres) the next county north and were out bid.

After the recent heavy rains, I too have a "lake house". Sitting on one of the higher hills in the area with a 180* view of 700 acres of flooded farm fields. Lucky me.

Is there natural gas available in the area?
No but could always put in a propane tank.
Buddy of mine just sold the front 80 acres (no house) of his 400 acres for $3,375 an acre. He was into it for $1k an acre.
