Been almost 2.5 yrs

Since I have been in court for an eviction. Had to file today on a non payer. Maybe they won't show up .

    My condolences. I used to help my dad with his rentals and it was a pain in the rear. Those squatters thought there was all kinds of reasons they couldn't be evicted only to find the judge telling them to get out or they would be put out by a certain date.

    Well I warned them months ago about late rent. They want to pay when they wanna pay not when rent is due. Taking rents two to three times a month doesn't work. Sheriff dept is serving not my process server. Not wanting to put her in danger since the tenant showed me a shotgun on last rent collection on the 5th

    I had a friend that has many rentals.The way he gets them out is to tell them he will give them a thousand dollars if they are out by such and such a date.They never get the money.

    The 2nd best day in my life was getting a rental.

    Best day in my life was the day I sold my last rental.

    But it was a good thing to have someone else pay the mortgage, and when I sold them they were free and clear.

    Last one was 1.3M.

    Well they actually gave me a reason to evict instead of giving them a 30 day notice to vacate. Place is going up for sale right after they are out. Only goal this yr is to sell 1 or 2 rental homes and maybe a car.

    What happened with the new trailer park owner that had his attorney request a three way call? Ever find out what he wanted?

    I contacted my attorney who gave me the advice to leave it alone... no contact close was over months ago. His attorney finally quit calling me. New park owner had not paid taxes on the property up until that point. Now he has paid all taxes. I just let them twist in the wind and ignored them all. No clue what he wanted..

    I get a call from a former tenant every once in awhile. He has a manager but he hasn't ever showed up . Not one repair in 6 months since sold. Tenants have left. They call to see if I have any vacancies

    Started an eviction last week of an 1,800 sq. ft. industrial unit. The kid was growing "Mary Jane"!! Stuff from wall to wall and floor to ceiling. Took 3 -24 yd. dumpsters to remove 90%. Still not finished.

    My girlfriend owns this house in Asheville NC. Full basement with an apartment in the basement. 10 years ago, we rented to a gal who had a candle making business. She had 3 or 4 wax melting machines and they needed a lot of juice. I wired up four separate 20 volt receptacles in that basement, each on its own circuit. Four separate 20 amp circuits. This was a legit business. She stayed there 2 years, and then moved on.

    Five years ago, we rented to a gal, she saw all that electricity available in that basement and she set up a big marijuana grow. When she moved out after a year, we found 55, 3 gallon plastic pots in the basement, and a few broken grow lights on the floor in the corner. The house smelled so bad of skunk we had to hire a crew to come in and get rid of that smell.

    Tenants can be creative. I once had one set up a laundry business in their home. Had 6 washing machines and when I got a complaint of traffic coming and going in the home I set up a deer cam. Sure enough they were little busy bodies making money.

    Had a friend evict his tenant for non-payment. Tenant was a mechanic of sorts. Even rebuilt a couple small block Chevys in the living room. Left perfect imprints of Chevy heads and bock in the living room OAK floor😱

    Have to admire anyone who could be a landlord in todays "tenants are always right" and landlords are evil woke world.

    Covid based subsidized rent meant extra income for the freeloaders who kept it rather than pay rent. Seldom did landlord end up with a penny of it...at least in big cites.
