Second one in three weeks. Tenant calls today and says there is a leak under the sink. I show up and it is cold in the home. I mean like 50 degree. I tighten up the trap under the sink in about 2 min and done. Air coming out of vents on furnace is cold. I ask them if the furnace has quit. They tell me it has never worked in the 6 months they been there. So I go look at it. The fan setting is in on not auto. Air from the fan is blowing but no heat. Heat setting is in off. Two settings Heat or Air. I put it in auto, turn on the heat and set it to 70 and it comes on instantly. These children today cannot figure out anything. This is the second one in three weeks that had to be shown how to operate a thermostat. They had been using the electric stove with the door open to warm up the kitchen , living room.

Big part of the blame goes to the current educational system . No home ec programs and practical problem solving is not taught . Not everything can be gleaned from a smart phone or computer

Milennals! I have one that I've run out of patientce with. If there's a problem she thinks it must be fixed immediately. Had a water leak in a toilet that I didn't know about until she got her first water bill. Also had a dripping faucet. I replaced the flaper in the toilet and the washer in the faucet and thought it was fixed. She got next bill and still an issue. Had water department run a check on it and they thought it was a toilet. Put dye in both toilets and they were leaking. I texted her and told her I would replace the one toilet and rebuild the other. Asked when she wanted me to come in and fix it. She texted back and said she would check her schedule and let me know. No word for two weeks and she texted mad as hell and wanted me to fix it. I said when. She gave me a date another week away. Went in on that date and replaced one toilet and replaced all the guts in the other one. Also replaced another faucet washer. A week later she got another high water bill and says she's holding back $90 dollars from the next months rent for her extra water bill. My reply was since she wouldn't let me in for 3 weeks to fix it, its not my problem. Then she blocked me on her phone until the rent is due. My plan is if she shorts me on the rent I am going to give her a 5 day notice to pay up or face eviction. Thats the first step in the eviction process here. Not sure yet if I'll actualy evict her over it but may. I've told her twice before when I didn't get something fixed quick enough to suit her that she was free to move out and find a better landlord. I see these poor tennants on tv all the time who have had landlord problems for many months and they won't fix anything. It's simple. Move!
Reminds me of story from a friend who drives a tow truck. He got a call for a flat on a local interstate. When he found the car he expected to find an older couple or someone who could not change a tire physically.
Instead he found four guys later teens. He asked them if there was a problem with the spare. They did not even know where the spare or the jack was. He showed them where the jack and spare was and then made them change the tire with his instructions.
Education has been destroyed by liberal DEMOCRATs. Why solve problems when these people expect someone else, especially the government, to do it for them.
She has 5 houses, all paid for now, the cheapest is worth $320K. It is a lot of work, but, she has gained $1.6 million in real estate.
Total value of rental real estate, $2.1 million. And, she makes about $50K annually in rent.
Allen , at those prices the quality of tenant is vastly different from the run of the mill rental . Not saying they are more intelligent , but they are usually not destructive lazy bums . Most , I image take fairly good care of the property. Of course I could be wrong and according to my wife , I frequently am

Funny when you buy real estate you get the tax benefits of write offs for repairs etc. Money is made when you sell. Starting out I struggled and mostly only had walking around money. Then rents went up and up and up. Real estate is the best investment possible. Hard asset not a piece of stock or bond. I will also mop up when the properties are sold. I have sold a couple.. Got two more ready to go. and the next few yrs. I should be thru.
