Rebuilding in Deck

Have a 24x24 deck. The deck wood needs to be replaced, the Joists are sagging a bit so will need to replace them.
But we park our cars underneath. 8 foot tall clearance. and like to drive out the back one side.
Last person used metal sheeting under the deck and that is starting to rusting away. Would like to make it water tight underneath. Any Ideas?
Would like to have a clear span with no post in the center. That means using a Heavy beam or steel across the center?
Bought Trex decking at Lowes at 1/2 off on a sale. Just couldn't help myself
Need to get some one over but every contractor is busy, and I don't think I'm up to it.

That looks very nice. For what you want and what you describe, I think you're going to be into a complete replacement.
Put up a carport roof with steel beams to eliminate the center post. Slightly pitched flat roof with gutter and downspout system. Raised deck over top of roof. Trex is a good way to go providing it is properly installed. It has a installation technique of its own, not 16 inch on center like regular lumber.
Have them duplicate the finished look. That is beautiful. Good luck.
Google "watertight decking". There are interlocking deck boards made of either aluminum or vinyl. I used the vinyl 12 years ago to create a dry patio below our deck. However, I'd go for the aluminum if there was a next time. The vinyl creaks with temperature change & walking on it. They go right on top of the joists. Price was the same as trex.

In my experience (40 years give or take) most things are!
I agree that a new deck should have some 'fall' one way or the other and guttering. Otherwise, you're asking quite a lot from the supports to span that distance. I'm not sure even a steel I-beam will take that load w/o some sort of center support post.
I helped a guy build a new house using a 40' x 12" I-beam under the center. He wanted a 'free-span' in the basement but I told him it wouldn't work. After only one week, we were back in the basement setting jack posts every 10'.

We rarely use the deck so mostly for resale down the road.
Talked to a contractor friend. Came over today and checked out the deck.
Out side structure is good, can't see the joists yet, but will have to be 16" these are 22-24" now, so some work there. Will forget about spanning the 24"underside
Says he can take the Trex and do a tongue and groove, to make it seal water tight. He's done some before.
He can work in phases, when I have the $, and is open to some barter good ( needs some 2nd amendment stuff). We may get some family to do the deck demo that will save some money.

Just keep the bushes around the deck trimmed. This little hack will make your deck appear larger.
